A rate for every day, with a reason attached

A rate suggestion for each day, based on your own property's data. You read the reason, then decide to apply it or skip it.

Interface shown in Vietnamese, the language of the Roomrise workspace.

A row of small hotels on a street at dusk, room lights uneven floor by floor.

Demand is a real thing

On a night the street is busy, rooms cost more. Roomrise reads that exact signal before it suggests a number.

What a rate suggestion goes through

From your own data to a number you can push back on

Eight steps, in the exact order they run. The last step feeds back into the first with real results.

  1. 01 · Gather signals

    Reads your own property's data

There is no industry template applied to every property. The input is your own real operating history.

  2. 02 · Forecast demand

Estimates demand for each night ahead

Split by room type, because a weekend night for a double room and a family room are not the same story.

  3. 03 · Back-test

The model grades itself on the past first

It reruns on past data, then checks the result against what actually happened. Nothing gets to say anything about the future before passing this step.

  4. 04 · Optimize across nights

One night's rate pulls on the night next to it

Optimizing each day in isolation is a sure way to break up a three-night stay. The whole range is calculated together.

    • The whole date range is calculated in one pass, not day by separate day.
    • It accounts for how sensitive demand is to price, so the suggestion never jumps unreasonably.
    • Raising one night does not break the night next to it within the same stay.
  5. 05 · Guardrails

Blocked before a suggestion ever appears

A suggestion that breaks a guardrail never reaches your screen. Guardrails sit in front of the screen, not behind it.

  6. 06 · With a reason

    No black box

A number you cannot explain is a number you cannot use. Every suggestion carries a reason you can read.

    • Why this rate, and not another one.
    • Which signal is pushing it up, which one is pulling it down.
    • You can look back at past decisions and their reasons, even after they were applied.
  7. 07 · You decide

    AI suggests, you click apply

By default, nothing applies on its own. Automation has to be turned on, one task at a time, not all at once.

    • Apply one day at a time, or apply the whole range in bulk.
    • Skipping a suggestion does not require a reason.
    • Automatic mode is turned on task by task, not with a single switch.
  8. 08 · Measure, then learn

Real results feed back to step one

After a rate is applied, what actually happens is measured and traced back to the exact decision that caused it. The loop closes here.

What it does

  • A suggestion for every day

Each day gets its own suggested rate, not one multiplier applied to the whole month.

  • A reason with every suggestion

Each suggestion states which signal it is based on, so you can check it before you apply it.

  • You keep the final say

By default, AI only suggests. Automatic application has to be turned on, and it is turned on one level at a time.

One task at a time, with nothing new to learn

A rate calendar, day by day

The rate calendar runs across every day of the month. Each cell shows the rate you are selling at next to the suggested rate, and any cell not yet approved stays pending.

Two lines, two different things
One line is the suggested rate change, the other is forecast occupancy.
Dots on the suggestion line
Each dot is a night with a suggestion waiting for your approval.
Percentage axis
0 means keep the rate, above means raise it, below means lower it.

A property manager sits alone by a window in the late afternoon, one hand resting on a closed notebook, weighing a decision.

The person who clicks apply

The system produces a number with a reason attached. The decision still belongs to the person sitting here.

Step by step

  1. 01

Roomrise reads your own property's operating data.

No generic template applied to every property.

  2. 02

The system suggests a rate for each day, with a reason.

Each suggestion stands on its own day, not as one multiplier.

  3. 03

You open the day you want, read the reason, then apply it or skip it.

Nothing applies on its own before you confirm it.

  4. 04

Turn on automation one level at a time.

You are not required to turn everything on at once.

What Roomrise doesn't do yet

Stated right on the capability page, not buried in an internal document.

  • AI does not change your rates until you turn it on. The default is a suggestion that you apply yourself.

  • Suggestion quality depends on how much operating data has built up.

Clear answers before you start

The questions we hear most, including what Roomrise doesn't do yet.

How many channels does Roomrise connect to?
Roomrise connects directly to 7 OTAs (Booking.com, Expedia, Airbnb, Agoda, Trip.com, Google Hotels and Traveloka) and to your own direct booking page. 61 other sales channels worldwide connect through the same mechanism. Tell us where you sell and we'll set that channel up.
Do I pay more for using more channels?
No. Pricing doesn't depend on the number of channels. A unit or room sold on several channels still counts once, and the first connection to each OTA is included. You only pay VND 49,000 per extra connection per month when the same property connects to an OTA it already uses, such as a second Agoda account.
Do higher packages cost more?
No. The four packages are four size bands, not four capability tiers. The same price formula applies to all of them, and no part of the product sits behind a higher package. Your monthly fee depends only on the number of active units or rooms.
How do you price several properties?
Each property is priced with the same formula, and the totals are added up. Above 30 units, we prepare a custom quote.
Do prices include VAT, and do you issue invoices?
Prices exclude VAT. VAT invoices are issued in line with Vietnamese regulations. The invoice is issued by ANGIA RESIDENCE COMPANY LIMITED for the software subscription. To be clear: Roomrise does not issue e-invoices to your guests yet, and it does not replace accounting software.
Will AI change my prices on its own?
Not unless you turn it on. By default, AI makes a suggestion and you decide. You set the level of automation step by step.
Is the Roomrise workspace available in English?
Not yet. The workspace, your guest booking page and the emails guests receive are in Vietnamese today, and billing is in VND. Guest messages are the exception: AI Reply drafts answers in the language the guest writes in, with a Vietnamese translation for your team to check before sending.
